Clarington Real Estate Snapshot—March 2025

In March 2025, Clarington's housing market showed signs of healthy activity and balanced demand. A total of 122 residential properties were sold across all categories, contributing to a total dollar volume of $109 million. The average home price stood at $893,731, while the median price was slightly lower at $830,000, reflecting a mix of both high-end and affordable sales.

Detached homes remained the dominant property type, making up the bulk of the market with 87 sales. These homes averaged $948,010, indicating that demand remains strong for larger, family-style homes.  Townhomes continued to be a desirable choice for budget-conscious buyers and young families, with 12 townhomes sold at an average price of $785,642.

Although fewer in number, semi-detached homes and condo apartments offered more affordable entry points into the market. Six semi-detached homes were sold at an average price of $676,763, and condo apartments—ideal for first-time buyers—recorded six sales with an average price of $602,500.

Inventory remained balanced, with 290 new listings coming onto the market and 283 active listings available by the end of the month. This close ratio suggests that Clarington’s market is not oversupplied, helping to maintain steady prices. With its mix of urban convenience, suburban space, and access to green areas, Clarington continues to attract buyers seeking value and lifestyle outside the core GTA.
